SAMHI Hotels Limited today announced the signing of an Agreement to Lease (ATL) with P. Pramoda, P. Harika, and Aurean Eskar (collectively, the “Lessors”) for the development of a ~260-room mid-scale hotel as part of a mixed-use project in Hyderabad’s Financial District.
Development Details
Under the agreement, the building will be developed by Aurean Eskar and subsequently handed over to SAMHI for fit-outs and branding. The estimated development cost for SAMHI’s scope of work is ₹1,250 million – ₹1,430 million.
Strengthening Presence in Hyderabad
This upcoming hotel will be SAMHI’s third property in the Financial District, joining the 326-room Sheraton (Upscale+ segment, including 42 rooms under development) and the 232-room Fairfield by Marriott (Upper Mid-scale segment).
With this addition, SAMHI will now cater to three distinct market segments—Upscale+, Upper Mid-scale, and Mid-scale— in one of Hyderabad’s most dynamic micro-markets. The Financial District continues to witness robust office space expansion and strong economic activity, making it a critical hub for business and leisure demand.
This development reinforces SAMHI’s strategy of building scale and density in core markets by offering high-quality branded hotels across multiple price points, thereby optimizing portfolio returns and driving long-term value creation.
The transaction is subject to customary conditions subsequent, and the final lease deed will be executed upon receipt of requisite building sanctions.
